to Adopt a Mitigated Negative Declaration for
the Residences at Preserve

In accordance with the State CEQA Guidelines, the Town of Corte Madera has prepared this notice to inform agencies and interested parties that it is releasing an Initial Study and Mitigated Negative Declaration (IS/ MND) for the proposed Robin Drive – The Preserve Phase II development project.
Project Description and Location
The Project is located on an undeveloped parcel southeast of the corner of Paradise Drive and Robin Drive in the Town of Corte Madera (APN 038-011-21). The Project would develop the 5.93-acre lower portion of the overall 15.42-acre parcel. The upper (southern) portion of the parcel would remain undeveloped as private open space. A public access easement would be recorded to maintain a footpath that traverses the upper portion from Robin Drive in a north-south direction to Ring Mountain. The Project would construct rental housing consisting of 16 single-family residential units, 8 accessory dwelling residential units, and accessory facilities including a private roadway, sidewalks, bridge, utilities, and landscaping as part of a Planned Development. In addition, the Project includes a Zoning Amendment to change the zoning overlay for the site.
The Project would not be located on a site enumerated under Section 65962.5 of the Government Code related to hazardous waste disposal.
Potential Environmental Impacts: The proposed MND did not find any potential environmental impacts that could not be mitigated to a less-than-significant level.
Providing Comments
The required 30-day review period has been extended to allow for a 32-day public review period from November 13 to December 14, 2018 at 5:00 p.m. The IS/MND will be available for public review online at https://www.townofcortemadera.org/627/Robin-Drive-The-Preserve-Phase-II, and at the following location: Town of Corte Madera, Planning Counter, 300 Tamalpais Drive.
Agencies and interested parties may provide written comments on the IS/Proposed MND pursuant to the below:
Comments on the IS/Proposed MND must be received, in writing, by the end of the review period, December 14, 2018, at 5:00 p.m.

After the review period closes, a public meeting will be scheduled before the Town of Corte Madera Planning Commission to consider a recommendation to adopt the Mitigated Negative Declaration and approve the Project. This meeting is tentatively scheduled for January 8, 2019 at 7:00 p.m. in the Corte Madera Council Chamber at Town Hall (300 Tamalpais Drive, Corte Madera).
