[ARCHIVED] Public Hearing 8/15/17: Consideration of Zoning Ordinance Amendments to Residential Lot Coverage

A public hearing to consider introduction of Zoning Ordinance Amendments will be held before the Corte Madera Town Council on August 15, 2017 at 7:30 PM at the Council Chambers of the Town Hall located at 300 Tamalpais Drive, Corte Madera, CA 94925. The Town Council will consider introducing proposed Zoning Ordinance Amendments to residential lot coverage regulations in the R-1 Medium Density Residential Zone.

Project Title: Zoning Ordinance Amendments to Residential Lot Coverage regulations in the R-1 Zone.

Project Location:  R-1 Zoning District throughout the Town of Corte Madera

Project Applicant:  Town of Corte Madera Planning Department

Project Description:  At a duly noticed public hearing on May 9, 2017, the Corte Madera Planning Commission approved a resolution recommending that the Town Council adopt changes to the Zoning Ordinance Section 18.08 (R-Residential Districts) and 18.24 (General Provisions and Exceptions), to increase of maximum lot coverage to 40% for R-1 zoned parcels over 4,500 square feet in area and elimination of lot coverage for lots 4,500 square feet in area or below.  Current regulations limit lot coverage to a maximum 30-35% of total lot area based on the size of a lot. The project also includes amendments intended to clarify existing language regarding the calculation of lot coverage. The proposal would not change the allowable size of a house or floor area permitted by existing regulations.  The Town Council discussed this item on July 18, 2017 at a public hearing and will hold a second public hearing on August 15, 2017 to consider introducing the proposed amendments.

The Planning Department has determined that the proposed amendments are exempt from the California Environmental Quality Act (CEQA) under the general rule that CEQA applies only to projects which have the potential causing a significant effect on the environment. Where it can be seen with certainty that there is no possibility that the activity in question may have a significant effect on the environment, the activity is not subject to CEQA. (CEQA Section 15061(b)(3))
